If you have ever gotten a roofing quote, you may have noticed they use a unit of measurement most homeowners have never heard of: the "square." Understanding this one number can save you thousands of dollars and help you instantly spot whether a quote is in the ballpark.

What Is a Roofing Square?

One roofing square equals 100 square feet of roof surface. It's the standard unit roofers use for material and labor calculations. So when a roofer says "you have a 22-square roof," they mean your roof surface area is approximately 2,200 square feet.

Here's the important thing to understand: roof square footage is NOT the same as your home's square footage. A 1,800 square foot ranch home might have 22-26 squares of roof because the roof area is larger than the footprint (due to pitch and overhang) and is measured on the actual slope, not the flat horizontal projection.

How to Estimate Your Roof Size

You can get a rough estimate without climbing on the roof. Measure your home's footprint from the outside (length x width). Then multiply by a pitch factor:

Low pitch (2/12 to 4/12): multiply by 1.06 to 1.16. Medium pitch (5/12 to 7/12): multiply by 1.19 to 1.30. Steep pitch (8/12 to 12/12): multiply by 1.36 to 1.56. Divide the result by 100 to get squares.

Example: A 2,000 sq ft home with a medium pitch = 2,000 x 1.25 = 2,500 sq ft of roof = 25 squares. If a roofer quotes you 35 squares on that same house, something is off and you should ask them to show their measurements.

Cost Per Square by Material Type

Here is what to expect per square, fully installed (materials plus labor) in 2026:

Three-tab asphalt shingles: $250 to $450 per square. These are the economy option, with a 20-25 year lifespan. Less common than they used to be.

Architectural (dimensional) asphalt shingles: $350 to $650 per square. The most popular residential choice. 25-30 year warranties, better aesthetics, more durable in high winds.

What Else Goes Into the Quote

The per-square material and labor cost is not the whole quote. A proper roofing quote also includes:

Tear-off of old shingles: $50 to $150 per square. Do not accept a quote that layers new shingles over old ones. It voids warranties and hides damage. Decking repair: $2 to $4 per square foot for damaged plywood replacement. Underlayment (synthetic felt or ice and water shield): $15 to $50 per square. Flashing (metal around chimneys, skylights, valleys): $200 to $800 depending on complexity. Ridge cap and ventilation: $300 to $800 for a typical home. Permit: $150 to $500 depending on your municipality. Dumpster and debris removal: often included, but verify.

The Quick Sanity Check

For an architectural shingle re-roof on a 25-square home in 2026, a fair total installed price is roughly $10,000 to $18,000 in most markets. Coastal markets, high-cost states like California and New York, and complex roof designs will push toward the top end or higher. Rural markets in the Midwest and South will sit at the lower end.

If someone quotes you $6,000 for that same roof, ask them exactly what they are using for materials and whether tear-off is included. If someone quotes you $28,000, ask for a line-item breakdown and compare against current material costs.
