Interior Painting Costs: What You Should Expect to Pay

Interior painting is one of the most common home improvement projects โ€” and one of the most variable in pricing. A single bedroom can cost $200โ€“$800. A whole-house paint job runs $3,500โ€“$12,000 for a typical home. The spread is wide because painting price depends heavily on prep work, paint quality, coverage method, and whether ceilings and trim are included.

1. How Painters Price Their Work

Professional painters use several pricing methods: by the room, by the square foot of wall area, or by the hour. Per-room pricing ($300โ€“$900/room) is most common for smaller jobs. Per-square-foot pricing ($2โ€“$6/sq ft of wall area) scales better for whole-house projects. Hourly pricing ($50โ€“$100/hour/painter) is used for custom work. All three methods should produce similar final numbers โ€” if one quote is dramatically cheaper than others, they're cutting corners on prep or paint quality.

Wall area vs. floor area: Painters price on wall area (walls + ceiling), not floor area. An 800 sq ft floor plan home might have 2,500โ€“3,500 sq ft of paintable wall surface. Factor in 8โ€“9 ft ceilings, plus additional rooms and closets.

2. What's Included (and What Isn't)

Always clarify the scope before getting quotes. A basic paint job covers walls only, 1โ€“2 coats, no ceilings. A standard job includes walls + ceilings, 2 coats with primer where needed. A premium job covers walls, ceilings, trim, doors, closets, and includes prep work like spackling nail holes and light sanding.

Things typically charged extra: wallpaper removal ($1โ€“$4/sq ft), extensive drywall repair ($50โ€“$150/patch), faux or specialty finishes (30โ€“100% premium), moving furniture (usually excluded), painting garage or basement (may be separate quote).

3. Paint Quality and Coverage

Paint itself ranges from $25โ€“$80/gallon depending on brand and finish. A gallon covers 350โ€“400 sq ft per coat. For a 2,000 sq ft home with 9 ft ceilings, you need roughly 20โ€“25 gallons for two coats. Contractors typically mark up paint 30โ€“60% โ€” budget paint marked up to premium prices is a common overcharge to watch for. Ask the contractor what brand and line they use.

Quality brands include Sherwin-Williams (SuperPaint, Emerald), Benjamin Moore (Regal Select, Aura), and Behr Premium Plus. Premium lines at $55โ€“$80/gallon are worth the premium for durability and coverage โ€” you often need fewer coats, saving labor cost.

Small bedroom (10ร—10)$200โ€“$400$300โ€“$600$500โ€“$900
Large bedroom (12ร—15)$300โ€“$550$400โ€“$750$650โ€“$1,100
Living room / dining$400โ€“$700$600โ€“$1,000$900โ€“$1,500
Kitchen (walls only)$300โ€“$600$450โ€“$800$700โ€“$1,200

Painting Quote Red Flags

No paint brand specified. If the quote just says "premium paint," ask which brand, line, and finish. Low-quality paint marked up to premium prices is a common overcharge. Get the exact product and cross-reference the retail price.

Hourly with no estimate of hours. Hourly quotes without an estimated total are a liability. Always ask for a not-to-exceed number. Legitimate painters know how long a job takes.

No prep work mentioned. Professional painting is 50% prep. Sanding, priming, taping, patching, and protecting floors are what separate a good paint job from a bubbling, peeling mess in 3 years. Make sure prep is itemized in the scope.

Large deposit required. A 10โ€“25% deposit to start is normal. Asking for 50%+ upfront is unusual and risky. Pay progress payments tied to milestones: deposit, walls complete, final cleanup.

Interior vs. Exterior Painting Costs

This calculator covers interior painting. Exterior painting involves additional variables: surface material (wood siding, stucco, brick, vinyl), stripping/peeling of old paint, and weather windows. Exterior painting typically runs $1.50โ€“$4/sq ft of exterior surface โ€” for a 1,500 sq ft home, that's roughly $4,000โ€“$10,000 depending on condition and complexity.
