Roofing is one of the largest home investments you'll make โ and one of the categories where overcharging is most prevalent. A "near me" search makes sense: roofing prices vary enormously by location due to local labor costs, material shipping, climate requirements, and permit fees. QuoteScore gives you the local context you need.
Local Pricing, Powered by Your Zip Code
Enter your zip code when uploading your roofing estimate. QuoteScore adjusts benchmarks for your regional market โ from coastal hurricane zones to Midwest hail country to Pacific Northwest rain-heavy climates.
Why Roofing Prices Differ by Location
Roofing isn't a commodity service โ it's intensely local. A full roof replacement in Memphis might run $8,000 to $14,000 for an average home. The same job in San Francisco costs $18,000 to $35,000. Miami adds hurricane-code premiums. Seattle has specific requirements for moss-resistant materials and high-moisture underlayment.
Labor costs alone vary by 2-3x across U.S. markets. Add permit fees (which range from $50 in some rural areas to $1,500+ in urban markets), disposal costs (which vary by landfill access and fuel prices), and local material availability, and you see why "national average" roofing costs are nearly useless.
QuoteScore's pricing database is regionalized โ which is why entering your zip code when you upload your estimate matters. You get benchmarks calibrated to your actual market, not a national average that may be 40% off from what's real in your neighborhood.
What a Complete Roofing Estimate Should Include
Any roofing estimate you receive should itemize all of the following. Missing items are potential hidden costs or red flags:
- Shingle brand and product name โ "architectural shingles" is not specific enough. You want "GAF Timberline HDZ in Weathered Wood" or equivalent.
- Square count โ how many squares (100 sq ft each) is the estimate based on? Verify this number yourself.
- Tear-off and disposal โ removing existing shingles and hauling them away should be a separate, explicit line item.
- Underlayment specification โ synthetic felt or peel-and-stick? This matters for longevity and should be specified.
- Flashing details โ all chimneys, skylights, vents, and wall intersections should have new flashing. Reusing old flashing on a new roof is a shortcut that causes leaks.
- Permit fee โ roofing permits are required in virtually every jurisdiction. A contractor who doesn't mention permits is planning to skip them โ which creates liability for you.
- Manufacturer warranty and labor warranty โ minimum acceptable: 25-year manufacturer warranty on shingles, 1-year labor warranty from the contractor.
The Square Count Scam
One of the most common roofing overcharges is inflating the square count. Your roofer measures your roof, finds 22 squares, and quotes you for 26. At $90-$120/square for materials alone, that's $360-$480 in padding. And it's nearly impossible to detect without measuring yourself.
To check the count: measure your home's footprint (length ร width) to get the floor area. Multiply by a pitch factor โ roughly 1.15 for a low slope, 1.3 for a medium slope, 1.45-1.5 for a steep pitch โ then divide by 100 to get squares. If your roofline has lots of valleys and hips, add 10-15% for waste.
If the contractor's square count is more than 15% higher than your calculation, ask them to walk you through the measurement.
Storm Chaser Warning
After any major weather event in your area, door-to-door roofing contractors appear. Some are legitimate; many are not. Storm chasers often use inflated estimates to maximize insurance payouts, use substandard materials (no-name shingles with short warranties), and move on after partial or poor-quality work. Always verify any contractor through:
- State contractor license lookup (not just their word)
- Google reviews with photos โ specifically look for projects in your area
- Better Business Bureau complaint history
- Physical local address (not just a phone number)
